We think you’ll agree that summer was great this year, but now it’s time for the nights to start drawing in and for everything to get a little bit cosier. Autumn can be a time for new beginnings and it’s a popular time for buyers too. Lots of people put things off til ‘after summer’, when everything settles down more and holiday season is over for another year.

With this in mind, we’ve put together some autumnal tips for selling your home this season.

Speed is of the Essence

Lots of buyers will be under time-pressure to ideally view and buy a property by Christmas. It might sound optimistic, but it’s certainly possible if there’s clear communication between both parties.

You can play the time aspect to your advantage, as buyers might be more open to a higher asking price because they want to move as soon as possible. If everyone wants to get things done quickly, then every aspect of the property exchange process could be speeded up, which could turn out to be a lot less stressful for you and means you can get on with things too.

Autumn night Viewings

Chances are that people will be coming to view your property in the evenings. It’s when most people are available or have finished work. That being said, if you can organise viewings in the day time, it’s a great chance to have natural lighting and show off your property – open curtains as much as possible.

Evening views when the nights are darker can be a disadvantage, because you can’t optimise natural lighting and present how it affects the spaces in your property. What you can do, is use the artificial lighting that you have to strategically improve your property.

If you can though, try to organise viewings for as early as possible i.e morning and early afternoons.

Use energy-saving bulbs, that aren’t too bright or dim to show eco-friendly, energy saving traits. Concentrate on lighting your kitchen and bathroom brightly and use more dim lighting in bedrooms and living rooms to make them cosier.

When it comes to temperature, make sure that you house is warm and inviting in colder months. This is a chance to show buyers what they should expect if they buy – if it’s toasty warm and snug then they’re more likely to buy. Be prepared to answer questions about insulation and energy saving measures too.

Garden Maintenance

Once it gets to autumn, things in the garden can start to get a lot messier. Keeping on top of maintenance gets considerably harder with the amount of new growth, leaves and pruning to be done. Things can quickly get untidy, but gardens can still be a big selling point for a number of buyers, so there’s no harm in keeping on top of maintenance and making your garden look like a pleasant space to be in.
